On its third quarter of 2026 earnings call, held on Oct. 22, 2026, Old Republic (NYSE:ORI) executive leadership outlined plans to maintain underwriting discipline while expanding specialized insurance units. Long-term investors care because maintaining strict pricing standards during soft market cycles preserves capital and protects profitability. Three things management said stand out.

Management continues pushing price hikes above expected loss trends to counter legal severity risks in property and casualty (P&C) lines, which is insurance covering property damage and liability claims. Keeping rates ahead of inflation protects margins even as broader market competition increases.

During the quarter, we achieved rate increases for commercial auto in the mid-teens, which remain above our view of observed and anticipated loss trends. At the same time, retention ratios remained stable, near 80%. So we think these results reflect the market that is rational and generally supportive of our pricing actions.

2. Auto Warranty Coverage Expands Beyond Traditional Underwriting Cycles

Old Republic is scaling its vehicle service contract division through administrator partnerships to diversify revenue. Because warranty profits depend on partnership quality rather than traditional insurance market pricing swings, this expansion creates smoother long-term cash flows.

Frankly, we view this business as an attractive source of growth and diversification because its performance is less driven by the P&C underwriting cycle that we see, and more by the quality of our partnerships with administrators and the quality of their underlying programs.

3. Agency Growth Drives Title Segment Momentum

Higher mortgage interest rates continue to depress residential refinancing, but independent title agents keep transaction volumes steady. Expanding through third-party agents lets the title insurance segment capture commercial deal flow while limiting fixed overhead costs.

Despite the higher rate environment, our title operations delivered solid growth, driven by continued strength in the agency channel, where revenues increased 9% compared to third quarter of 2025.

Looking Ahead

Commercial real estate deal flow and warranty partnerships provide steady operational buffers while elevated interest rates weigh on residential housing. Old Republic maintains decentralized operating units across specialized niches to preserve pricing power, while management keeps a close eye on expense ratios (the proportion of premiums spent on administrative costs) and pricing discipline across soft market cycles.
